In response to its orientation and interfaces, the proposed stepped volumes provide a highly contextual identity to the development. The soft facade expression draws inspiration from nautical designs and responds to Albert Park Lake and the bay beyond, whilst rounded edges in a warm masonry materiality create a welcoming expression.

Bates Smart has been engaged by Barings/Aware Real Estate for the design of a build-to-rent community that is well-integrated within its parkland setting.

The proposed design for 50 Queens Road consists of 434 apartments, plus resident lounges, office space, wellness amenity and generous outdoor communal open spaces.

Located in Melbourne’s south-east, the site’s proximity to the CBD connects it with an abundance of amenity, public transportation options and established institutions, making it a desirable location for key workers and residents alike.

While apartments enjoy scenic views facing Albert Park, the entrance lobby is located on Queens Lane, encouraging pedestrian connectivity from key active and public transport links on St Kilda Road, avoiding the busy Queens Road.

The proposed active frontage and sculptural entry will elevate this fine grain environment. Within the central lobby, clear connectivity and sightlines aim to draw the large central garden into the building, further extending the unique parkland setting into the site.
